The Amenity Authority Committee (AAC) is a committee of the Village Center Community Development District (VCCDD). The AAC is responsible for amenity services north of CR 466 and provides input, explores issues and provides advice and recommendations to the Village Center Community Development District on issues related to the Recreation Amenities Division (RAD) Fund.
The AAC is comprised of six members including a representative from the VCCDD and a resident from each of the five geographical areas that comprise the VCCDD service area which includes Districts 1-4 and the Lady Lake/Lake County portion of The Villages. Amenity Authority Committee members are elected by landowners of their respective Districts and serve 4-year terms.
The Recreation Amenity Division (RAD) Fund receives revenue from the Amenity Fees of residents in Districts 1-4 and the Lady Lake/Lake County portion of The Villages and funds are used to provide them with amenity services in exchange for this fee.

The Capital Improvement Plan (CIP) is a critical management and planning tool that helps ensure the long-term sustainability of The Villages District. Through this multi-year plan, key capital and major maintenance projects are identified, alongside a comprehensive funding strategy. The CIP focuses on enhancing public safety and recreational facilities to maintain the high standard of our community.

During the August 2022 Amenity Authority Committee (AAC) Meeting, District Staff gave a presentation on the Proposed Capital Improvement Project for the Demolition and Rebuild of the Paradise Regional Recreation Center to gain AAC direction on proceeding with conceptual design plans and resident input survey.
The Amenity Authority Committee authorized the District to proceed with developing conceptual design plans and initiating a resident survey on desired amenity improvements for the Paradise Recreation Center.
The Resident Survey conducted ran from October 3, 2022 until October 28, 2022.
The Resident Survey results were presented to the AAC during the November 2022 Meeting.
District Staff presented the Conceptual Design Plan Presentation to the Amenity Authority Committee during the March 2023 Meeting.
During the June 2023 Amenity Authority Committee Meeting, District Staff presented the Final Concept Design Plan Presentation to the to gain direction on proceeding with detailed design phase, development of construction and issue of bid documents and RFP for bidding phase.
District Staff presented the Conceptual Design Plan Presentation to the Amenity Authority Committee during the November 2023 Meeting.
A Capital Improvement Plan (CIP) is a management and planning tool to help ensure the sustainability of the District. The CIP is a multi-year plan that identifies capital and major maintenance projects along with a funding plan.
The District’s Fiscal Year (FY) runs from October 1 to September 30 each year.
The District Annual Report contains a breakdown of facts and figures, provide numerous accomplishments, cost-saving measures, enhancements and various projects that have been implemented over the last Fiscal Year.
As with many things throughout the community, the dedication to a balanced budget that delivers consistency, transparency and cost-effectiveness is paramount.
