Community Standards

Overview

Community Standards is committed to upholding the residential, architectural design, landscaping, and aesthetics of The Villages. We are comprised of two divisions: Architectural Review and Deed Compliance.

Architectural Review

Your community is protected by the Declaration of Restrictions as outlined by district. You can go to the Deed Compliance section on your Districts page for a full copy. We encourage all homeowners to familiarize themselves with their Restrictive Covenants. As a part of this agreement, homeowners are required to submit an Architectural Review Application for any modifications or changes to the exterior of their home.
 
All Architectural Review Committee (ARC) Meetings are open to the public. Each meeting lasts approximately 2-4 hours and over 300 applications are reviewed per week. The Architectural Review Committee and Architectural Review Hearing Officer operate under the Florida “Sunshine Law”.
 
The ARC and Architectural Review Hearing Officer shall administratively review for approval or denial all owner applications seeking to make external structural alterations (including but not limited to landscaping, fencing, sheds, arbors or similar items) home re-paintings, additions, repairs or improvements to their home. Said review shall be done and in accordance with each individual District’s adopted rule, guidelines, procedures, policies and standards taking into consideration staff’s recommendations regarding said compliance.

Deed Compliance

You have chosen to live in one of the most beautiful communities in Florida.  It will remain a premier community because the residents support strict compliance with the Declaration of Covenants and Restrictions.  Many residents moved to The Villages because of these restrictions. 

To maintain the overall aesthetic qualities desirable in a first-class community, certain activities and property uses are restricted. The following is a summary of many items covered in the Declaration of Covenants and Restrictions.  This summary is meant to call attention to some of the major items and by no means is a comprehensive list.

Submitting Deed Compliance Concerns

External Complaints

Possible violations of External Deed Restrictions may be sent to the Community Standards Department for verification. Please follow the appropriate reporting criteria for your District.

Internal Complaints

Possible violations of Internal Deed Restrictions are the responsibility of the Declarant. As a courtesy, Community Standards will submit a concern on behalf of a resident to the Declarant for their review and appropriate action.
