The Federal Communications Commission (FCC) has adopted a rule preempting restrictive covenants that impair the use of satellite dishes less than one meter in diameter. The Architectural Review Committee recognizes that satellite dishes that are 39 inches in diameter or less are allowed on private property within The Villages subject to reasonable limitations. The Developer nor the District have a desire to unreasonably delay, unreasonably increase the cost of, or prevent the use of satellite dishes. The Architectural Review Committee of The Villages publishes the following guidelines regarding satellite dishes:
- A notification of installation of a satellite dish must be submitted to the ARC stating clearly the size, height and location of the dish.
- No installation of a satellite dish larger than 39 inches diameter shall be allowed and no more than two per homesite.
- The dish is to be placed in the rear of the home on the ground if adequate signal can be received and should be reasonably camouflaged (using acceptable screening, i.e., shrubbery or landscaping, etc.) to the greatest extent feasible so that no portion of the dish is visible from the passing roadway.
- To minimize damage to neighboring properties should the dish become dislodged, no satellite dish shall be installed at a height greater than 6 feet measured vertically from natural ground level at the base to the top edge of the dish.
- Dish installation in the front yard is not acceptable and shall not be attached to the residence (or on the lot) in the area beginning from the front street edge and extending 15 feet back from the front elevation of the home if it can be placed in the rear yard and still receive adequate signal.
- If you live in a courtyard villa, and the orientation is correct, the dish is to be placed “within the confines” and below the villa wall.
- For your safety, keep dish away from a power line and ensure proper grounding.
